Lease Details

Rent is due on the 1st of the month and late after the 3rd day of the month. You will be charged a $150 late fee if Rent is not paid by the 4th of the month.

At Inspire Homes Wildwood you are required to have renters insurance. You must have at least 100,000 in liability coverage and upload your Declaration Page to Foxen.com for verification., If you do not submit your renters insurance policy or if your policy expires then you will be auto-enrolled in the community's master policy with Foxen. The master policy is 19.95 per month however it does not cover personal property.

There is a $80 monthly fee that covers Valet Trash, Amenity / Community Fees, Utility Billing & Pest Control.

Leasing Process

Once an application is completed, a background, credit and employment screening will take place which tends to take 72 hr or 3 business days.

$75 application fee per person over the age of 18 and  $150 admin fee paid once by the primary applicant.

Living at Inspire Wildwood

Rent will be paid through the Resident Portal or in-person. We accept e-check, credit/debit card. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a money order, or cashier’s check to the office.  We also work with Flex to offer you flexible payment plans based on your needs!

Water, sewer and community gas will be paid with rent at the beginning of the month. Electricity service provider is SECO Energy and residents must have the account in their name on or before move in.

Our partner, Ally Waste, will pick up your trash every night Sunday-Thursday. You will set your provided trash can outside of your day as early as 6:00 PM. Your trash must be bagged and tied to be picked up. All boxes must be broken down. Trash cans need to be brought back into your unit by 9:00 AM.

Inspire’s maintenance team is here to help! If you have any maintenance concerns you may enter a request through your Resident Portal.

Our after-hours team is here for your maintenance emergencies. Emergencies include:  Water leaks or overflowing water from a tub/shower/sink/appliance, AC goes out and it is over 85 degrees outside, Heater goes out and it is under 55 degrees outside.  Please contact our office at 352-632-4600 and follow the prompts to be directed to our on call maintenance team member for your emergency. Any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property.

All our amenities, except our pool deck and Gather Room, will be open 24/7. We understand that life is busy and schedules can be all over the place, so you can enjoy our fitness center, pet park, and multiuse area whenever your schedule allows! The pool deck and Gather Room hours are 9:00 AM – 8:00 PM.

Yes, we love our furry friends. We have a 2 pet maximum and there are restricted breeds.

We want all of our residents to enjoy their living experience throughout their time at Inspire Homes Wildwood. We ask that our residents and their guests follow all Community Guidelines found in your lease including but not limited to:   No glass containers in or near the pool,  Proper use of amenities or common area spaces,  No smoking anywhere within the community,  Pets must be kept on a leash at all times,  Misuse of property safety equipment (fire extinguishers, exit signs, etc). 

Yes, there is a $500 transfer fee and you must have lived in your current home for at least 6 months to qualify.

You will receive a key fob upon picking up your keys. This will be used throughout the community including amenity doors, common areas, and pedestrian gates. Simply place the fob on the reader and wait for the green light.

Packages are delivered to doorstep. Mail is delivered to the centralized USPS mailroom.

Yes, an early termination fee equal to 2 months of rent is required following the submission of a Notice to Vacate. Residents must still fulfill a 60-day notice in addition to the payment of the fee.

Yes, we have a one vehicle per lease holder limit. Parking is monitored by ParkM at a cost of $10/month/vehicle. We also offer one car garages rented monthly at $150.

Guests can park in the lot by purchasing a guest pass from ParkM for $3/night.

We offer lease terms from 3mos to 15 mos.

60 day notice is required no matter the circumstance ( lease ending or early termination).
